Sunologi Inc. is a licensed Florida building contractor (CBC1261200) based in Sanford that designs and builds complete outdoor living spaces across Central Florida. Florida backyards are usable ten months a year if they are built for shade, rain, and bugs, and that is what we build: covered lanais, outdoor kitchens, pavilions, decks, and paver patios combined into one planned space under one contract. One project, not four small ones

The usual failure mode in backyard projects is hiring a paver crew, then a pergola company, then an electrician, and ending up with a patio that drains toward the house and a kitchen with no gas line. We design the whole space first: structure placement, roof drainage, electrical and gas runs, footings sized for the soil, and how the space connects to the house. Then we build it in the right order under the permits it actually needs.

Typical combinations: a roofed pavilion over an outdoor kitchen with a paver patio and fire feature; a composite deck stepping down to a screened lanai; a full summer kitchen along the pool deck.

How outdoor living projects are priced

Patios and decks price by the square foot; roofed structures and outdoor kitchens price by size, engineering, and what runs to them (electrical, gas, water). Combining elements into one planned project is almost always cheaper than hiring them out separately, because mobilization, footings, and utility runs get shared. We scope in phases when budgets call for it, building infrastructure first so later phases do not mean tearing up finished work, and every phase is quoted in a written line item scope.

Built for Florida weather

Everything outdoors here fights sun, rain, and wind. We spec marine grade or stainless hardware, wind rated structures with engineered footings, pavers over compacted base rather than sand set shortcuts, and drainage planned before the first paver is laid. Permits and wind load engineering are part of the job for roofed structures; we handle both.

Do outdoor living projects need permits in Florida?

Roofed structures, decks attached to the house or elevated above grade, electrical, gas, and plumbing runs all require permits in Central Florida jurisdictions. Ground level paver patios generally do not. Because our projects usually combine several elements, we pull one coordinated permit package under our CBC license and schedule the inspections.

Where do I start if I want a full backyard renovation?

Start with a plan of the whole space, even if you build it in phases. We do a site visit, talk through how you want to use the yard, then produce a layout and phased budget. Utilities and footings go in first; finishes come last. Designing the end state first is what prevents rework between phases.

Can you work around my existing pool?

Yes. Most of our outdoor living work in Central Florida happens around existing pools: pavilions beside pool decks, summer kitchens along them, and paver overlays on tired concrete decks. We plan structure footings clear of pool plumbing and keep required barriers and door alarms compliant when the layout changes.
