Financing your project

Sunologi Inc. is a licensed Florida building contractor (CBC1261200) in Sanford, and most of the projects we build can be financed. Two paths cover almost every situation: a home improvement loan through HFS Financial, or PACE financing repaid through your property taxes. We are a PACE certified contractor, and we will lay out the real monthly numbers for either path during your estimate, without marking up the project to hide financing costs.

Home improvement loans (HFS Financial)

HFS connects homeowners with unsecured home improvement loans: no lien on your home, fixed monthly payments, and funding that commonly closes in days rather than weeks. Because the loan is not tied to the project paperwork, you stay in control of the money and the schedule. This is the simplest path for most kitchens, baths, and outdoor projects.

PACE financing

PACE (Property Assessed Clean Energy) is a Florida program that finances qualifying home improvements through an assessment on your property tax bill. Sunologi is a PACE certified contractor. What makes PACE different:

• Approval is based mostly on home equity and payment history, not your credit score, so it works for homeowners a bank would decline.
• No money down and nothing due until your next tax bill cycle.
• Fixed rates and terms commonly running 10 to 25 years, which keeps payments low on big projects.
• Qualifying scopes in Florida lean toward wind resistance and efficiency: windows and doors, roofing related work, and certain energy improvements.

Straight talk, because PACE deserves it: the assessment attaches to your property tax bill and acts as a lien until it is paid, selling or refinancing usually means paying off the balance, and missing property taxes has serious consequences. PACE provider availability in Florida also shifts; some providers have paused new funding at times, so we confirm which programs are actively funding in your county during your estimate rather than promising a name on a website.

Which one fits

Short version: if your credit is solid, the HFS loan is usually simpler and cheaper overall. If your equity is strong but your credit score is not, PACE may be the only yes available, and it is a legitimate one when you understand the tax bill mechanics.
