Outdoor Kitchens in Central Florida

Sunologi Inc. is a licensed Florida building contractor (CBC1261200) based in Sanford that builds custom outdoor kitchens across Central Florida. A real outdoor kitchen is a small construction project: a masonry or steel framed base, stone counters, appliances, and electrical, gas, and water runs done to code. We build all of it, and because we are a building contractor rather than a grill store, the utilities and structure are done right. Sunologi is part of the AllSolar family of companies, serving Florida since 1999.

How we build them

Bases are concrete block or galvanized steel framing with cement board, finished in stucco, stone veneer, or tile, sized around the exact appliances you choose. Counters are granite or quartzite cut for outdoor use. We run dedicated electrical circuits with GFCI protection, natural gas or propane lines with shutoffs, and a water line with a proper drain when a sink is in the plan. Appliance packages range from a grill and refrigerator to full setups with side burners, kamado smokers, ice makers, and kegerators.

What drives the price of an outdoor kitchen

Appliances are commonly a third to half of the budget, so the package you choose moves the number more than the masonry does. After that it is counter length, finish material (stucco, stone veneer, tile), and how far electrical, gas, and water have to travel from the house. If a roof structure over the kitchen is part of the plan, see our pavilion work; building both together saves real money over building them separately. Every kitchen is quoted from a site visit around the exact appliances you pick.

Placement and practical advice

Put the kitchen close enough to the house that carrying food is easy, far enough that smoke clears the eaves, and under cover if you actually plan to cook year round. Prevailing wind matters more than most people think. We advise on all of this at the site visit, and we will talk you out of placements that look good on paper but cook badly.

Outdoor Kitchens: common questions

Does an outdoor kitchen need a permit in Florida?

The electrical, gas, and plumbing runs do, and a roofed structure over the kitchen does as well. The masonry island itself is generally not the permitted element. We pull whatever the jurisdiction requires under our CBC license so every connection is inspected and documented.

Natural gas or propane for an outdoor kitchen?

If your home has natural gas service, running a line to the kitchen is usually worth it: no tanks to swap and lower cost per hour of cooking. Without gas service, a buried or concealed propane tank works well. Both are permitted gas work; we install either with proper shutoffs.

What appliances hold up outdoors in Florida?

True outdoor rated stainless appliances, ideally 304 grade stainless. Indoor appliances in an outdoor kitchen fail fast in Florida humidity and their warranties exclude outdoor use. We supply outdoor rated units and build the island around their exact cutout dimensions.
