Sunologi Inc. is a licensed Florida building contractor (CBC1261200) based in Sanford that builds decks and patios across Central Florida. Decks

Most decks we build are composite over pressure treated framing: no staining, no splinters, 25 year fade and stain warranties from major manufacturers. Framing is where a deck lives or dies, so we use proper footings, corrosion resistant hangers and hardware rated for pressure treated lumber, and flashing at the ledger so the connection to the house never traps water. Elevated decks and any deck attached to the house are permitted and inspected structural work.

Patios

Paver patios go over excavated, compacted base rock with edge restraint, not dumped on sand. Done right, a paver patio drains away from the house, stays flat through rainy seasons, and individual pavers can be lifted and reset if a utility ever needs digging. We also pour and finish concrete patios where budget or style calls for it, and overlay tired existing concrete with pavers or spray texture.

What drives the price

Decks and patios price by the square foot, and the material sets the band: concrete, then pavers, then pressure treated wood decking, then composite at the top. Stairs, railings, elevation, drainage correction, and poor site access all push a project up within its band. We quote from a site visit, never from a satellite photo, and the written estimate breaks the price into line items you can actually compare.

Decks and Patios: common questions

Do decks need permits in Florida?

Decks attached to the house or raised above grade require a permit and inspections in Central Florida jurisdictions; the framing is structural work under the Florida Building Code. Ground level paver and concrete patios generally do not need permits. We pull deck permits under our CBC license as part of the job.

Composite or wood decking in Florida?

Composite costs more up front and wins over time here. Florida sun and rain are brutal on wood: expect to clean and restain a wood deck every 2 to 3 years to keep it presentable. Composite needs a wash now and then. On a 300 square foot deck the price gap often closes within 6 to 8 years of maintenance costs.

My patio slopes toward the house. Can that be fixed?

Yes, and it should be, because water against the slab causes real damage over time. Options include lifting and resetting pavers on corrected base, overlaying concrete with a properly sloped paver system, or adding channel drains. We diagnose the drainage at the site visit and fix the cause rather than hiding it.
